Rental Properties In Lubbock

I might be moving back to Lubbock for 2 years to complete a construction project. My company will be giving me subsistence for living costs. I'm debating if I want to buy a house or rent one.

My thought behind buying a house is, after my project is done, I could then rent it out. I've never owned a rental property before and I would need to pay someone to manage it because I would probably move back to DFW.

Has anyone on here used a property manager to manage their rental homes before? How much do they typically charge? Do they charge you (or give you a discounted rate) while they are looking for tenants? Is it a headache to have a rental house in Lubbock knowing that the tenants are probably going to be college kids? Is something like this worth it or should I just save myself the trouble and throw money down the drain by renting instead of buying?
