O&G Lease hounds- Howard County

An associate of mine on the TTU Foundation Board has an offer for $750/ac, 25% royalty, 3 year term with 2 year renewal for another $750/ac. This is a 4000 acre tract. This is not my playground. Any of you familiar with recent lease activity in Howard County? Would like to assist my associate as he has been responsible for helping bring over $30MM donation to the TTU Foundation over the last 3 years. Thanks
