Deer lease Input needed

Need some input. I’m currently on a Deer lease and have been for the last 4 years. It’s the first one that I’ve been on that has consistent deer and good quality deer as well. The issue is the distance as it’s 5 hours from where I live, so the amount of times that I can go is limited.

Now here is my dilemma.

I was recently presented an opportunity from a friend to join another lease with him that the same price and it’s only 2 hours away. From what I’ve been told is that there are deer, but it’s going to be a build over the next several years/seasons before we can see any quality bucks and increased deer population. It does currently have hogs, Turkey and two tanks that regularly see ducks and can be fished.

My current deer lease does not have pigs or any predators for that matter that allows for consistent deer each time I’m out.

My primary focus is to get my kids (11,
7, 6, 4)out to teach them how to hunt and learn about the land. The current drive of 5 hours does wear them down which limits their desire to go out, but they enjoy themselves when we are there and the bucks that we get. My concern is that if I get on this lease that it is closer but they may get bored due to limited number of deer activity that they see.

My question is what do you value more when looking at a deer lease? Proximity or deer quality/quantity?
